Validate’s innovative Desktop+ report combines the speed of a regular AVM desktop valuation with the accuracy of a RICS valuation. We operate a guaranteed fee scale for residential property up to £2m and up to £1m on commercial. Desktop+ can also be used for semi-commercial and commercial properties that are of standard construction.

The desktop reports include automatic due diligence that allows us to speed up the reporting process and access the latest comparable sales evidence. Think of Desktop+ as a hybrid RICS desktop valuation sitting between an AVM and a fully inspected RICS Red Book valuation report.

These reports are completed by highly experienced, registered valuers, not an algorithm, providing a detailed, accurate report that lenders can rely on. While Desktop+ affords speed and flexibility, it does not compromise on accuracy, ensuring security for lenders.

What is the difference between a Desktop+ valuation and an AVM?

An automated valuation model (AVM) offers a property valuation using a computer-generated algorithm, using existing data rather than human expertise. While AVMs offer an instant valuation, they are not as accurate as human valuations, especially when limited data is available. Validate’s Desktop+ combines data with the expertise of our experienced RICS valuers to offer a fast valuation without compromising on accuracy.

What is the benefit of using your desktop valuation service compared to an AVM?

Our desktop valuation reports have far more detail than a standard AVM, giving you a more detailed understanding of the property that you are going to lend on. Aside from offering a more accurate valuation, our desktop valuations include external and internal images of the property, information around location, statutory enquiries and more. Using Validate’s Desktop+ valuation for properties also means your property valuation will be RICS-compliant.
